2、物業性質

在這兩種(zhong)房子的(de)購(gou)買上,如(ru)果是想貸款買的(de)話,那么銀(yin)(yin)行(xing)對于這兩種(zhong)形(xing)式(shi)(shi)的(de)房子,首(shou)付(fu)的(de)要(yao)求也是不(bu)同的(de),銀(yin)(yin)行(xing)要(yao)求酒店式(shi)(shi)公寓的(de)首(shou)付(fu)不(bu)能(neng)低于30%,但(dan)是公寓式(shi)(shi)酒店銀(yin)(yin)行(xing)要(yao)求首(shou)付(fu)不(bu)能(neng)低于50%.
4、水電
因為酒(jiu)店(dian)式公寓是(shi)屬于住宅類的(de)(de)(de),所(suo)以酒(jiu)店(dian)式公寓的(de)(de)(de)水電(dian)(dian)費的(de)(de)(de)征(zheng)收是(shi)按(an)照民用水電(dian)(dian)費的(de)(de)(de)標準征(zheng)收的(de)(de)(de),但(dan)是(shi)公寓式酒(jiu)店(dian)它屬于商業用性質,所(suo)以他的(de)(de)(de)水電(dian)(dian)費征(zheng)收是(shi)按(an)商用水電(dian)(dian)標準來繳納的(de)(de)(de)。
5、管理方式
酒(jiu)店(dian)(dian)是(shi)(shi)公(gong)寓是(shi)(shi)一種提(ti)供酒(jiu)店(dian)(dian)是(shi)(shi)管理服務(wu)的(de)公(gong)寓集住(zhu)宅酒(jiu)店(dian)(dian)等多功能于一體(ti),公(gong)寓式(shi)酒(jiu)店(dian)(dian)就是(shi)(shi)設置于酒(jiu)店(dian)(dian)內部,以公(gong)益形式(shi)存在的(de)酒(jiu)店(dian)(dian)套房,其類似于公(gong)寓。能提(ti)供酒(jiu)店(dian)(dian)的(de)專業(ye)服務(wu)。
五、酒店式公寓和產權式酒店的區別
1、土地性質差異

2、土地使用年限差異
住宅用(yong)地的(de)(de)(de)使用(yong)年限為70年,而商服(fu)用(yong)地的(de)(de)(de)使用(yong)年限一般(ban)為40年或者50年。土地使用(yong)性質(zhi)的(de)(de)(de)差(cha)異帶來的(de)(de)(de)最重要(yao)的(de)(de)(de)影響(xiang),并不(bu)(bu)是使用(yong)年限的(de)(de)(de)差(cha)異,而是使用(yong)年限到期(qi)后(hou)的(de)(de)(de)續費(fei)問題,對于產權式酒店,毋(wu)容置(zhi)疑,到期(qi)后(hou)肯定需要(yao)續費(fei),而對于酒店式公寓的(de)(de)(de)住宅用(yong)地到期(qi)后(hou)的(de)(de)(de)續費(fei),至少從現在(zai)的(de)(de)(de)輿論信息來看(kan),很有可能不(bu)(bu)需要(yao)續交或者象征(zheng)性的(de)(de)(de)收取(qu)。
3、水電費用的差異
水(shui)(shui)電(dian)(dian)分民(min)(min)用(yong)水(shui)(shui)電(dian)(dian)和(he)非民(min)(min)用(yong)水(shui)(shui)電(dian)(dian)。土地使用(yong)性(xing)質(zhi)為(wei)居住用(yong)地的酒店(dian)式公寓,其水(shui)(shui)電(dian)(dian)標(biao)(biao)準(zhun)按民(min)(min)用(yong)水(shui)(shui)電(dian)(dian)標(biao)(biao)準(zhun)繳納(na)。而土地使用(yong)性(xing)質(zhi)為(wei)商(shang)服用(yong)地的酒店(dian)式公寓和(he)產(chan)權式酒店(dian),則為(wei)非民(min)(min)用(yong)水(shui)(shui)電(dian)(dian)標(biao)(biao)準(zhun)繳納(na),即商(shang)業水(shui)(shui)電(dian)(dian)標(biao)(biao)準(zhun)。一般情況下(xia),商(shang)業水(shui)(shui)電(dian)(dian)會比民(min)(min)用(yong)水(shui)(shui)貴2倍左右。
4、使用及風險差異
產權(quan)式(shi)酒(jiu)店雖然(ran)業主擁有(you)產權(quan),但其使用權(quan)在一(yi)定(ding)(ding)的(de)時間內(nei)受(shou)到限(xian)制,只能單純作為投資(zi)使用。而且對(dui)約(yue)定(ding)(ding)期滿之后,后續的(de)酒(jiu)店續租等(deng)問題存在很(hen)大(da)的(de)不確定(ding)(ding)性。另外,開發商的(de)資(zi)質、誠信和酒(jiu)店經營管(guan)理的(de)水平也(ye)會對(dui)投資(zi)者的(de)收(shou)益產生不確定(ding)(ding)性。而公寓式(shi)酒(jiu)店相對(dui)來說,自(zi)由度較大(da),擁有(you)產權(quan)的(de)同(tong)時,同(tong)樣擁有(you)使用權(quan),既可以(yi)出租,也(ye)可以(yi)自(zi)住。
