電梯安裝施工工藝流程
電梯(ti)安裝(zhuang)(zhuang)(zhuang)基本步驟為(wei):清理井(jing)道、查看(kan)現(xian)場(chang)是否(fou)具備安裝(zhuang)(zhuang)(zhuang)條(tiao)件(jian)、提(ti)供臨時(shi)庫房、拆箱驗(yan)件(jian)、搭腳手架(jia)、制作樣(yang)板、放基準線、安裝(zhuang)(zhuang)(zhuang)導(dao)軌支架(jia)、安裝(zhuang)(zhuang)(zhuang)導(dao)軌、安裝(zhuang)(zhuang)(zhuang)機房設備、安裝(zhuang)(zhuang)(zhuang)廳門裝(zhuang)(zhuang)(zhuang)置(zhi)、在底層裝(zhuang)(zhuang)(zhuang)對重(zhong)、在頂層裝(zhuang)(zhuang)(zhuang)轎(jiao)廂、安裝(zhuang)(zhuang)(zhuang)井(jing)道機械設備、掛鋼絲繩、安裝(zhuang)(zhuang)(zhuang)電氣裝(zhuang)(zhuang)(zhuang)置(zhi)布置(zhi)井(jing)道電纜和隨動電纜、整(zheng)機調試驗(yan)收。
舊小區加裝電梯
1、舊小區家裝電(dian)梯好不好
優點:對于(yu)高層的(de)住(zhu)戶來說裝一個電梯(ti)肯定(ding)是(shi)(shi)好事,就避免了(le)每(mei)天爬(pa)樓梯(ti)上(shang)(shang)上(shang)(shang)下下了(le),特別(bie)是(shi)(shi)家里有老(lao)人(ren)(ren)的(de)人(ren)(ren),裝了(le)電梯(ti)的(de)話,就更方(fang)便(bian)老(lao)人(ren)(ren)出行了(le),而且裝了(le)電梯(ti)之后,房(fang)子(zi)肯定(ding)能升值(zhi)不(bu)(bu)少,就算以后不(bu)(bu)住(zhu)了(le),不(bu)(bu)關是(shi)(shi)出租還是(shi)(shi)出售,都會(hui)搶(qiang)手(shou)很多!
缺點:對于低(di)層住戶(hu)來說,裝(zhuang)了電(dian)(dian)梯大都用(yong)不著,甚(shen)至還可(ke)能(neng)會(hui)影響生活(huo),因為裝(zhuang)了電(dian)(dian)梯之后,房(fang)子(zi)在采光上會(hui)有(you)影響,可(ke)能(neng)還會(hui)產(chan)生大量的(de)(de)噪音(yin),而且(qie)更關鍵(jian)的(de)(de)是還有(you)多(duo)交(jiao)一筆(bi)電(dian)(dian)梯的(de)(de)物業費(fei),考慮到這些(xie)問題,底層的(de)(de)住戶(hu)肯(ken)定就不干(gan)了!而且,當時的舊小區是越底層越貴,如果家裝電梯后就變成高層(ceng)房子升值,低層(ceng)房子就(jiu)會減值。
2、舊小區電梯加(jia)裝流程(cheng)
流程(cheng)分七(qi)步:①申請(qing)人準備簽訂協議、制定概念方案等;②向屬地鄉鎮(zhen)、街道辦事(shi)處提出申請(qing);③街(jie)道組(zu)織(zhi)相(xiang)關(guan)部門現場踏勘及可行性論證;④概念方案改進后進行(xing)公(gong)示;⑤申請人委托進行建筑(zhu)結構安全鑒定并(bing)開展(zhan)專項設計;⑥規劃部(bu)門組(zu)織設計聯審(shen),審(shen)批(pi)規劃許可,施工圖審(shen)查合(he)格后,進行(xing)方案(an)公示;⑦告知街(jie)道(dao),并(bing)在住建、消防等部門溝通后,施(shi)工安裝(zhuang);8.完工后要進(jin)行(xing)檢(jian)驗并(bing)落(luo)實(shi)電梯(ti)管理者,最后進(jin)行(xing)竣工驗收并(bing)使用登(deng)記。
舊小區電梯加裝常見問題解答
1、有住(zhu)戶(hu)不同意可以申請(qing)嗎
工(gong)作人(ren)員說,如(ru)果個(ge)別住(zhu)戶不同意,也可(ke)以(yi)提出申請,但申請加裝電(dian)梯手續中,需(xu)要兩次公示,如(ru)果公示期有異議,需(xu)要處理好反對意見后再予(yu)以(yi)審批通(tong)過。
2、舊小區電梯加裝費用
一般來說,電(dian)梯的安裝居(ju)民不(bu)花(hua)錢,只需(xu)要按年度交(jiao)一次租(zu)金就能(neng)使用。樓層越高,租(zu)金越貴。
3、業主不肯加裝(zhuang)電梯怎(zen)么辦
想安裝電梯的業主如果拿到了城鄉(xiang)規劃局的同(tong)意批復(fu),那這個手續是(shi)合法有效的(de),而(er)老舊小區(qu)安裝電梯是(shi)大(da)勢所趨。但(dan)如果(guo)業主怎(zen)么都不同意的話,可以進(jin)行(xing)補償處(chu)理。
