電梯安裝施工工藝流程
電梯安(an)(an)裝(zhuang)(zhuang)基本步驟為:清理井道、查看(kan)現場是(shi)否具備(bei)(bei)安(an)(an)裝(zhuang)(zhuang)條件、提(ti)供臨(lin)時(shi)庫房、拆(chai)箱驗件、搭腳手架、制作樣(yang)板、放基準線、安(an)(an)裝(zhuang)(zhuang)導(dao)軌支架、安(an)(an)裝(zhuang)(zhuang)導(dao)軌、安(an)(an)裝(zhuang)(zhuang)機(ji)(ji)房設(she)(she)備(bei)(bei)、安(an)(an)裝(zhuang)(zhuang)廳門(men)裝(zhuang)(zhuang)置、在底層裝(zhuang)(zhuang)對重、在頂(ding)層裝(zhuang)(zhuang)轎(jiao)廂、安(an)(an)裝(zhuang)(zhuang)井道機(ji)(ji)械設(she)(she)備(bei)(bei)、掛鋼絲(si)繩、安(an)(an)裝(zhuang)(zhuang)電氣(qi)裝(zhuang)(zhuang)置布置井道電纜和隨(sui)動電纜、整機(ji)(ji)調試驗收。
舊小區加裝電梯
1、舊(jiu)小區家(jia)裝電(dian)梯好不好
優點:對于高層(ceng)的住(zhu)戶來說裝(zhuang)一個電(dian)梯(ti)肯(ken)定是(shi)好事,就避免(mian)了(le)每天(tian)爬樓梯(ti)上上下(xia)下(xia)了(le),特別是(shi)家里有(you)老人(ren)的人(ren),裝(zhuang)了(le)電(dian)梯(ti)的話(hua),就更方便(bian)老人(ren)出行了(le),而且(qie)裝(zhuang)了(le)電(dian)梯(ti)之(zhi)后(hou),房子肯(ken)定能(neng)升值不少,就算以后(hou)不住(zhu)了(le),不關是(shi)出租還是(shi)出售,都會搶手很多!
缺點:對于低層(ceng)住戶來說(shuo),裝了(le)電(dian)梯大都用不(bu)著,甚至還可能(neng)會(hui)影響(xiang)生(sheng)活(huo),因為裝了(le)電(dian)梯之后,房子在采光上會(hui)有影響(xiang),可能(neng)還會(hui)產生(sheng)大量(liang)的(de)噪音,而且更關鍵的(de)是還有多(duo)交一(yi)筆電(dian)梯的(de)物(wu)業(ye)費,考慮(lv)到這些問題,底層(ceng)的(de)住戶肯定就不(bu)干了(le)!而且,當時的舊小區是越底層越貴,如果家裝電梯后就變成高(gao)層(ceng)房子升值(zhi),低層(ceng)房子就會(hui)減值(zhi)。
2、舊小區電(dian)梯加(jia)裝流(liu)程
流(liu)程分七步:①申請人準備簽訂協議(yi)、制定概念方案等(deng);②向屬地鄉鎮、街道(dao)辦(ban)事處提出申請;③街道組織相(xiang)關(guan)部門現(xian)場踏勘及可行性(xing)論證;④概念(nian)方(fang)案改進后進行公示;⑤申請人委托(tuo)進(jin)行建筑結構安全鑒定并開(kai)展(zhan)專項設計;⑥規劃部(bu)門組(zu)織(zhi)設計(ji)聯審,審批規劃許可,施(shi)工圖(tu)審查合格后,進行方(fang)案公示;⑦告知街道,并在住建、消防等部門溝通后,施(shi)工安裝;8.完工后要進(jin)行檢(jian)驗并(bing)(bing)落實(shi)電梯管(guan)理者,最后進(jin)行竣工驗收并(bing)(bing)使(shi)用登記(ji)。
舊小區電梯加裝常見問題解答
1、有住戶(hu)不同意可以申請嗎
工作人員說,如果個別住戶(hu)不(bu)同意,也可(ke)以提出申請,但申請加裝電梯手續中,需要兩次公示,如果公示期有異(yi)議,需要處理好反對意見后再予以審批通過。
2、舊(jiu)小區電梯加裝費(fei)用
一般來說,電梯的安裝居民不花錢,只(zhi)需要(yao)按年度交一次(ci)租金(jin)就能使用。樓層(ceng)越高,租金(jin)越貴。
3、業主(zhu)不肯加裝電梯怎么辦
想安裝電梯的業主如果拿到了城(cheng)鄉規劃(hua)局的同意批(pi)復(fu),那這個手續是(shi)合法(fa)有效的,而老舊小(xiao)區安裝電梯是(shi)大(da)勢所趨。但如果業主(zhu)怎么都(dou)不同意的話,可以(yi)進(jin)行補償處理。
