電梯安裝規范
本規范(fan)以建設部提出(chu)的“驗(yan)評(ping)分離(li)、強化驗(yan)收、完善手段、過(guo)程控”為(wei)指(zhi)導方針;以《建筑(zhu)工(gong)(gong)(gong)程(cheng)施(shi)工(gong)(gong)(gong)質(zhi)(zhi)量驗(yan)(yan)(yan)收統一(yi)標(biao)準》為(wei)準則;把電(dian)(dian)梯(ti)安(an)裝(zhuang)(zhuang)工(gong)(gong)(gong)程(cheng)規(gui)范的(de)質(zhi)(zhi)量檢驗(yan)(yan)(yan)和(he)質(zhi)(zhi)量評定(ding)、質(zhi)(zhi)量驗(yan)(yan)(yan)收和(he)施(shi)工(gong)(gong)(gong)工(gong)(gong)(gong)藝(yi)的(de)內(nei)(nei)(nei)容(rong)分(fen)開,將可采納的(de)檢驗(yan)(yan)(yan)和(he)驗(yan)(yan)(yan)收內(nei)(nei)(nei)容(rong)修(xiu)訂成本(ben)規(gui)范相應條款;強化電(dian)(dian)梯(ti)安(an)裝(zhuang)(zhuang)工(gong)(gong)(gong)程(cheng)質(zhi)(zhi)量驗(yan)(yan)(yan)收要求,明確驗(yan)(yan)(yan)收檢驗(yan)(yan)(yan)項目,尤(you)其是把涉及到(dao)電(dian)(dian)梯(ti)安(an)裝(zhuang)(zhuang)工(gong)(gong)(gong)程(cheng)的(de)質(zhi)(zhi)量、安(an)全及環境保護等方面的(de)內(nei)(nei)(nei)容(rong),作為(wei)主控項目要求;完善設備進(jin)場驗(yan)(yan)(yan)收、土建交(jiao)接檢驗(yan)(yan)(yan)、分(fen)項工(gong)(gong)(gong)程(cheng)檢驗(yan)(yan)(yan)及整機檢測項目,充(chong)分(fen)反映電(dian)(dian)梯(ti)安(an)裝(zhuang)(zhuang)工(gong)(gong)(gong)程(cheng)質(zhi)(zhi)量驗(yan)(yan)(yan)收的(de)條件和(he)內(nei)(nei)(nei)容(rong),進(jin)一(yi)步提(ti)(ti)高(gao)各條款的(de)科學性、可操作性,減少人為(wei)因素(su)的(de)干擾和(he)觀感評價的(de)影響(xiang);施(shi)工(gong)(gong)(gong)過(guo)程(cheng)中電(dian)(dian)梯(ti)安(an)裝(zhuang)(zhuang)單位內(nei)(nei)(nei)部應對分(fen)項工(gong)(gong)(gong)程(cheng)逐(zhu)一(yi)進(jin)行(xing)自檢,上(shang)一(yi)道工(gong)(gong)(gong)序沒有驗(yan)(yan)(yan)收合格就不能進(jin)行(xing)下一(yi)道工(gong)(gong)(gong)序施(shi)工(gong)(gong)(gong);在確保電(dian)(dian)梯(ti)安(an)裝(zhuang)(zhuang)工(gong)(gong)(gong)程(cheng)質(zhi)(zhi)量的(de)前提(ti)(ti)下,考(kao)慮(lv)電(dian)(dian)梯(ti)安(an)裝(zhuang)(zhuang)工(gong)(gong)(gong)藝(yi)及電(dian)(dian)梯(ti)產(chan)品的(de)技術進(jin)步,以使本(ben)規(gui)范能更好地反映電(dian)(dian)梯(ti)安(an)裝(zhuang)(zhuang)工(gong)(gong)(gong)程(cheng)的(de)質(zhi)(zhi)量。
電梯安裝施工工藝流程
電(dian)梯安(an)裝基本步(bu)驟為:清理(li)井(jing)道(dao)、查看(kan)現場(chang)是否具備(bei)安(an)裝條件、提(ti)供臨時庫房(fang)(fang)、拆箱驗件、搭腳手架、制作樣(yang)板、放基準線、安(an)裝導(dao)軌支(zhi)架、安(an)裝導(dao)軌、安(an)裝機(ji)(ji)房(fang)(fang)設備(bei)、安(an)裝廳門裝置(zhi)、在(zai)底層(ceng)裝對重、在(zai)頂層(ceng)裝轎廂、安(an)裝井(jing)道(dao)機(ji)(ji)械設備(bei)、掛鋼絲繩、安(an)裝電(dian)氣裝置(zhi)布置(zhi)井(jing)道(dao)電(dian)纜和隨動(dong)電(dian)纜、整機(ji)(ji)調試驗收。
舊小區加裝電梯
1、舊(jiu)小區家裝電梯好不(bu)好
優點:對(dui)于高層的(de)(de)住(zhu)戶來說裝一個電梯(ti)肯定是好事(shi),就避(bi)免了(le)(le)(le)每天爬樓梯(ti)上(shang)上(shang)下下了(le)(le)(le),特(te)別(bie)是家里(li)有(you)老人的(de)(de)人,裝了(le)(le)(le)電梯(ti)的(de)(de)話,就更方便老人出(chu)行了(le)(le)(le),而且(qie)裝了(le)(le)(le)電梯(ti)之(zhi)后(hou),房子肯定能升值(zhi)不少,就算以后(hou)不住(zhu)了(le)(le)(le),不關是出(chu)租還是出(chu)售,都會(hui)搶(qiang)手很多!
缺點:對于低(di)層住戶來說,裝了電梯(ti)大都(dou)用不(bu)著,甚至還可(ke)(ke)能會(hui)(hui)(hui)影響生活,因為(wei)裝了電梯(ti)之后,房子在采光上(shang)會(hui)(hui)(hui)有影響,可(ke)(ke)能還會(hui)(hui)(hui)產生大量的(de)噪音,而且更(geng)關(guan)鍵的(de)是還有多交一筆電梯(ti)的(de)物(wu)業費,考慮到這些問題,底層的(de)住戶肯(ken)定(ding)就(jiu)不(bu)干了!而且,當時的舊小區是越底層越貴,如果家裝電梯后就變成高層房子(zi)升值,低(di)層房子(zi)就會(hui)減值。
2、舊小區電梯加裝流(liu)程
流(liu)程分七步(bu):①申請人準(zhun)備簽訂協議、制定概念方案等;②向屬(shu)地鄉鎮、街道辦(ban)事(shi)處(chu)提出申(shen)請;③街道組(zu)織相關部門現場(chang)踏勘及可行性論證;④概念方案改進后(hou)進行公示;⑤申請人委(wei)托進行建筑結構安全鑒定并(bing)開展專項設計;⑥規劃部門組(zu)織設計聯審,審批規劃許可,施(shi)工圖(tu)審查(cha)合格(ge)后(hou),進行方案公示;⑦告知街道,并在住建、消防等(deng)部(bu)門(men)溝通后(hou),施工(gong)安裝;8.完工(gong)后(hou)要進(jin)行(xing)檢驗(yan)并(bing)落(luo)實電梯管理者,最后(hou)進(jin)行(xing)竣工(gong)驗(yan)收并(bing)使(shi)用登記。
舊小區電梯加裝常見問題解答
1、有住(zhu)戶不(bu)同意(yi)可以申(shen)請嗎
工作人員說(shuo),如果個別住(zhu)戶不同意,也可以提出申(shen)請(qing),但申(shen)請(qing)加裝電梯手續中,需(xu)要兩次公(gong)示(shi),如果公(gong)示(shi)期有異議,需(xu)要處理好反對意見后再(zai)予以審批通過。
2、舊小區(qu)電梯(ti)加裝費用
一般來說,電梯的(de)安裝(zhuang)居民(min)不花錢,只需要按年度交(jiao)一次租金就能使用。樓(lou)層越(yue)(yue)高(gao),租金越(yue)(yue)貴。
3、業主不肯加(jia)裝電梯怎么辦
想安裝電梯的業主如果拿到了城鄉規劃(hua)局的(de)同(tong)意批復,那這個(ge)手(shou)續(xu)是(shi)合法有效的,而老(lao)舊小區安裝電梯(ti)是(shi)大勢所趨。但如果業主怎么都不同意的話(hua),可以進(jin)行補償處理。
