本規范以(yi)建設部提出的“驗(yan)評分離、強化驗(yan)收、完善手段、過程控”為(wei)指導方(fang)針;以(yi)《建筑工(gong)(gong)(gong)(gong)程(cheng)(cheng)(cheng)施工(gong)(gong)(gong)(gong)質(zhi)量(liang)(liang)驗(yan)(yan)(yan)收統一(yi)標準》為(wei)準則;把電(dian)(dian)(dian)梯(ti)安(an)(an)(an)裝(zhuang)(zhuang)工(gong)(gong)(gong)(gong)程(cheng)(cheng)(cheng)規范的質(zhi)量(liang)(liang)檢(jian)驗(yan)(yan)(yan)和(he)質(zhi)量(liang)(liang)評定、質(zhi)量(liang)(liang)驗(yan)(yan)(yan)收和(he)施工(gong)(gong)(gong)(gong)工(gong)(gong)(gong)(gong)藝(yi)的內容(rong)(rong)分開(kai),將(jiang)可采納的檢(jian)驗(yan)(yan)(yan)和(he)驗(yan)(yan)(yan)收內容(rong)(rong)修訂成本規范相應(ying)條(tiao)款;強(qiang)化電(dian)(dian)(dian)梯(ti)安(an)(an)(an)裝(zhuang)(zhuang)工(gong)(gong)(gong)(gong)程(cheng)(cheng)(cheng)質(zhi)量(liang)(liang)驗(yan)(yan)(yan)收要求(qiu),明確(que)驗(yan)(yan)(yan)收檢(jian)驗(yan)(yan)(yan)項目,尤其是把涉及(ji)(ji)到電(dian)(dian)(dian)梯(ti)安(an)(an)(an)裝(zhuang)(zhuang)工(gong)(gong)(gong)(gong)程(cheng)(cheng)(cheng)的質(zhi)量(liang)(liang)、安(an)(an)(an)全及(ji)(ji)環境保(bao)護等方(fang)面的內容(rong)(rong),作為(wei)主控項目要求(qiu);完善設備進(jin)(jin)場驗(yan)(yan)(yan)收、土建交接(jie)檢(jian)驗(yan)(yan)(yan)、分項工(gong)(gong)(gong)(gong)程(cheng)(cheng)(cheng)檢(jian)驗(yan)(yan)(yan)及(ji)(ji)整機檢(jian)測項目,充分反(fan)(fan)映電(dian)(dian)(dian)梯(ti)安(an)(an)(an)裝(zhuang)(zhuang)工(gong)(gong)(gong)(gong)程(cheng)(cheng)(cheng)質(zhi)量(liang)(liang)驗(yan)(yan)(yan)收的條(tiao)件和(he)內容(rong)(rong),進(jin)(jin)一(yi)步提高各(ge)條(tiao)款的科學性、可操作性,減少人為(wei)因素(su)的干擾和(he)觀感(gan)評價的影響;施工(gong)(gong)(gong)(gong)過程(cheng)(cheng)(cheng)中電(dian)(dian)(dian)梯(ti)安(an)(an)(an)裝(zhuang)(zhuang)單位內部應(ying)對分項工(gong)(gong)(gong)(gong)程(cheng)(cheng)(cheng)逐一(yi)進(jin)(jin)行(xing)自檢(jian),上一(yi)道工(gong)(gong)(gong)(gong)序沒有(you)驗(yan)(yan)(yan)收合格就不能(neng)進(jin)(jin)行(xing)下(xia)(xia)一(yi)道工(gong)(gong)(gong)(gong)序施工(gong)(gong)(gong)(gong);在確(que)保(bao)電(dian)(dian)(dian)梯(ti)安(an)(an)(an)裝(zhuang)(zhuang)工(gong)(gong)(gong)(gong)程(cheng)(cheng)(cheng)質(zhi)量(liang)(liang)的前(qian)提下(xia)(xia),考慮電(dian)(dian)(dian)梯(ti)安(an)(an)(an)裝(zhuang)(zhuang)工(gong)(gong)(gong)(gong)藝(yi)及(ji)(ji)電(dian)(dian)(dian)梯(ti)產品的技術進(jin)(jin)步,以(yi)使本規范能(neng)更好地反(fan)(fan)映電(dian)(dian)(dian)梯(ti)安(an)(an)(an)裝(zhuang)(zhuang)工(gong)(gong)(gong)(gong)程(cheng)(cheng)(cheng)的質(zhi)量(liang)(liang)。
電梯安裝施工工藝流程
電(dian)梯安(an)(an)(an)裝(zhuang)(zhuang)(zhuang)(zhuang)基本步驟為:清(qing)理井(jing)道(dao)、查看現場是(shi)否具備(bei)安(an)(an)(an)裝(zhuang)(zhuang)(zhuang)(zhuang)條件(jian)、提(ti)供(gong)臨時庫房、拆箱(xiang)驗件(jian)、搭腳手架、制作樣板(ban)、放基準(zhun)線、安(an)(an)(an)裝(zhuang)(zhuang)(zhuang)(zhuang)導(dao)軌(gui)支架、安(an)(an)(an)裝(zhuang)(zhuang)(zhuang)(zhuang)導(dao)軌(gui)、安(an)(an)(an)裝(zhuang)(zhuang)(zhuang)(zhuang)機(ji)(ji)房設(she)備(bei)、安(an)(an)(an)裝(zhuang)(zhuang)(zhuang)(zhuang)廳(ting)門裝(zhuang)(zhuang)(zhuang)(zhuang)置(zhi)(zhi)、在底層裝(zhuang)(zhuang)(zhuang)(zhuang)對重、在頂層裝(zhuang)(zhuang)(zhuang)(zhuang)轎廂、安(an)(an)(an)裝(zhuang)(zhuang)(zhuang)(zhuang)井(jing)道(dao)機(ji)(ji)械(xie)設(she)備(bei)、掛鋼絲繩、安(an)(an)(an)裝(zhuang)(zhuang)(zhuang)(zhuang)電(dian)氣裝(zhuang)(zhuang)(zhuang)(zhuang)置(zhi)(zhi)布置(zhi)(zhi)井(jing)道(dao)電(dian)纜和(he)隨動電(dian)纜、整(zheng)機(ji)(ji)調試驗收。
舊小區加裝電梯
1、舊小區家裝電(dian)梯(ti)好不好
優點:對于(yu)高層的(de)住(zhu)戶來說裝(zhuang)一個電梯肯定是好事,就避(bi)免了(le)每天爬樓梯上上下下了(le),特別是家(jia)里(li)有老人的(de)人,裝(zhuang)了(le)電梯的(de)話,就更方便老人出(chu)行(xing)了(le),而且裝(zhuang)了(le)電梯之后(hou),房子肯定能升(sheng)值(zhi)不少,就算(suan)以后(hou)不住(zhu)了(le),不關是出(chu)租還是出(chu)售,都會搶(qiang)手很多!
缺點:對于低層住戶來說(shuo),裝了(le)(le)電梯(ti)大都用不(bu)著,甚至(zhi)還(huan)(huan)可能會(hui)影響(xiang)生活(huo),因為裝了(le)(le)電梯(ti)之后,房子在采光(guang)上(shang)會(hui)有影響(xiang),可能還(huan)(huan)會(hui)產(chan)生大量的(de)噪(zao)音,而且更關(guan)鍵的(de)是(shi)還(huan)(huan)有多交(jiao)一筆電梯(ti)的(de)物業費(fei),考慮(lv)到這(zhe)些問題,底層的(de)住戶肯定就(jiu)不(bu)干了(le)(le)!而且,當時的舊小區是越底層越貴,如果家裝電梯后就變成高(gao)層房子升值,低層房子就會(hui)減值。
2、舊(jiu)小區電梯加(jia)裝流(liu)程
流程(cheng)分七步(bu):①申請(qing)人準備簽訂協議、制定概(gai)念方案等(deng);②向屬(shu)地鄉鎮、街道辦事處提出申(shen)請;③街道組織(zhi)相關(guan)部門(men)現場踏勘及(ji)可(ke)行(xing)性論證;④概念(nian)方案(an)改進后(hou)進行公示;⑤申(shen)請人委托(tuo)進行建筑結構安全鑒定并開(kai)展專項設計;⑥規劃部門(men)組織設計(ji)聯審(shen),審(shen)批規劃許可,施工圖(tu)審(shen)查合格(ge)后,進(jin)行方案(an)公示;⑦告知(zhi)街道,并在住建(jian)、消防(fang)等部門溝(gou)通后,施工安裝;8.完工后要進(jin)行(xing)檢驗并(bing)落實(shi)電梯(ti)管理者,最(zui)后進(jin)行(xing)竣工驗收(shou)并(bing)使用登記。
舊小區電梯加裝常見問題解答
1、有住(zhu)戶(hu)不同(tong)意(yi)可(ke)以申(shen)請嗎
工作人員說(shuo),如果(guo)個(ge)別住戶不同意(yi),也(ye)可以(yi)提出(chu)申請,但申請加裝(zhuang)電梯手續中,需要兩次公示,如果(guo)公示期(qi)有異議,需要處理(li)好反對意(yi)見(jian)后(hou)再(zai)予以(yi)審(shen)批(pi)通過。
2、舊小區電梯(ti)加裝費用
一般來說,電梯的安裝居民不花錢,只需要(yao)按年度交一次租(zu)金(jin)(jin)就能使用。樓(lou)層越高,租(zu)金(jin)(jin)越貴。
3、業主不(bu)肯加裝電(dian)梯怎么辦(ban)
想安裝電梯的業主如果拿到了城鄉規劃局(ju)的同意批復,那這個手續是合法有效的,而老舊小區安裝電梯是大勢所趨。但如果業主怎(zen)么(me)都不同(tong)意的話(hua),可以(yi)進(jin)行補償處理。
