電梯安裝施工工藝流程

舊小區加裝電梯
1、舊小(xiao)區(qu)家裝電梯好(hao)不好(hao)
優點:對(dui)于(yu)高層的住戶來說裝一(yi)個(ge)電梯(ti)(ti)肯定是好事,就(jiu)避免了(le)(le)每天(tian)爬樓梯(ti)(ti)上(shang)上(shang)下(xia)下(xia)了(le)(le),特別是家里有老人的人,裝了(le)(le)電梯(ti)(ti)的話,就(jiu)更方便老人出(chu)行(xing)了(le)(le),而且裝了(le)(le)電梯(ti)(ti)之(zhi)后(hou),房子肯定能升值不少,就(jiu)算以(yi)后(hou)不住了(le)(le),不關是出(chu)租還是出(chu)售,都會搶手很多(duo)!
缺點:對于低層住戶來(lai)說,裝(zhuang)了(le)(le)電(dian)梯大(da)都用不著,甚(shen)至還可(ke)能會影(ying)(ying)響(xiang)生(sheng)活(huo),因為裝(zhuang)了(le)(le)電(dian)梯之(zhi)后,房子(zi)在采(cai)光上(shang)會有影(ying)(ying)響(xiang),可(ke)能還會產(chan)生(sheng)大(da)量(liang)的噪音,而且更關鍵的是還有多交一筆(bi)電(dian)梯的物業費,考慮到這(zhe)些問題,底層的住戶肯定就不干了(le)(le)!而且,當時的舊小區是越底層越貴,如果家裝電梯后就變成高層房(fang)子升值,低層房(fang)子就(jiu)會減(jian)值。
2、舊小區電梯(ti)加裝(zhuang)流程
流程分(fen)七步(bu):①申請人準(zhun)備簽訂(ding)協(xie)議、制定概(gai)念方案等;②向屬地鄉鎮、街道辦事處提出申請(qing);③街(jie)道(dao)組織相關部門現場踏勘及可行性論證;④概念(nian)方(fang)案(an)改進后進行公示;⑤申請人委托進行建筑結構安全(quan)鑒定并開展專(zhuan)項設計;⑥規劃部門(men)組(zu)織設計聯審,審批規劃許可(ke),施(shi)工(gong)圖(tu)審查(cha)合格(ge)后,進(jin)行(xing)方案(an)公示;⑦告知街道,并(bing)在住建、消防等部門溝通后(hou),施(shi)工安裝;8.完工后(hou)要進行檢驗并(bing)落(luo)實(shi)電梯管理者,最后(hou)進行竣工驗收并(bing)使(shi)用登記。
舊小區電梯加裝常見問題解答
1、有住戶不同(tong)意可以申(shen)請嗎
工作人員說,如果(guo)個別住戶(hu)不(bu)同意,也可(ke)以提出申(shen)請(qing),但申(shen)請(qing)加(jia)裝電梯手續中(zhong),需要兩次公(gong)(gong)示,如果(guo)公(gong)(gong)示期有異議,需要處理好反對意見后(hou)再予(yu)以審批通過。
2、舊小(xiao)區電梯加裝費用
一般來說,電(dian)梯(ti)的安(an)裝居民不花錢,只需要按年度交一次租(zu)金就能使(shi)用(yong)。樓層越高,租(zu)金越貴。
3、業主(zhu)不肯加裝電梯怎么辦
